Local Infrastructure & Environmental Factors in Tempe
Tempe's water infrastructure draws from the South Tempe and Johnny G. Martinez Water Treatment Plants. High mineral density (16-22 GPG) and chlorine disinfection byproducts impact plumbing seals and rubber gaskets.
Dense urban student housing near ASU, historic 1950s-1970s residential neighborhoods in Central Tempe, and upscale custom homes in South Tempe neighborhoods like Warner Ranch. High-volume multi-family drain backups, aging sewer lateral root intrusion from mature eucalyptus and ficus trees, and water softener loop retrofits in older slab homes.
Preventative Maintenance & Care Protocol
Annual recirculating descaling using food-grade virgin citric acid flush kit for 60 minutes to dissolve calcium carbonate without etching copper or stainless steel heat exchanger walls.
